You have seen this happen before in Lagos.

There was a time Lekki Phase 1 was sand and swamp, and people told you Ikoyi was too far from everything. The people who bought land then are the reason their grandchildren do not worry about money.

The chance always looks the same on the way in. Bush, dust, a long drive. It only starts looking like wealth after the price has moved past you.

Alárò City is at that stage now, except the roads, power and water are already in the ground.

This is not an estate off an unnamed road. Alárò City is a 2,000-hectare city developed by Rendeavour, the largest new-city builder in Africa, inside the Lekki Free Zone. Factories in the industrial zone are running. The roads are tarred and lit, the power and water are in, and Wellington College International is under construction on site, with its first academic session commencing September 2027.

What is left to decide is whether your name is on a title before the next price review.

The Governor of Lagos went to see it for himself.

His Excellency Babajide Sanwo-Olu toured Alárò City and saw what most Lagosians still have not: a working industrial, commercial and residential city inside the Lekki Free Zone. Watch the tour before you decide anything.

Alárò City sits inside a state-prioritised free zone, with government infrastructure and policy behind it.

Six reasons this holds up

Take the emotion out of it and the fundamentals still stand on their own.

01

The infrastructure came first

Roads, power, water, drainage and a governed masterplan, all in place before you build rather than promised after you pay.

02

Title you can defend

Plots sit within the Lekki Free Zone with registered NEPZA title. No omo-onile, no family land dispute, no demolition notice years later.

03

Free-zone tax incentives

Businesses get tax holidays and duty-free import of equipment and raw materials, which is why manufacturers keep taking space here.

04

Demand is being manufactured

The Lekki Deep Sea Port, the Dangote Refinery, the new international airport and the Coastal Highway are all neighbours in this corridor. The jobs they create become your tenants.

05

Schools your family accepts

Wellington College International, one of Britain's most respected school names, is being built on site and opens for its first academic session in September 2027. That alone changes who is willing to live here.

06

Entry while it is still early

From US$180 per sqm, 35% down and 18 months to complete. Priced in dollars, so the naira's next move does not erode what you hold.

What your plot can become

You are buying serviced land. What you build on it is yours to decide. These are the homes the masterplan is designed around: somewhere your mother can visit without you apologising for the road, and a house your children fly home to from London, Toronto, Houston or Dubai.

All images on this page are artist’s impressions and architectural renderings, shown to illustrate what the masterplan allows. They are not photographs of completed buildings.

The questions buyers actually ask

Can I buy from abroad without flying in?

Yes. Most of our diaspora clients handle everything remotely, from plot selection through allocation, documentation and payment, then inspect on their next trip home. We can also do a video walkthrough of your specific plot.

What exactly is the title?

Plots sit within the Lekki Free Zone and are issued with registered NEPZA title documentation, backed by a governed masterplan. Ask for the full documentation pack and have your own lawyer review it. We would rather you did.
PLACEHOLDER — confirm exact wording with Alárò / legal before launch

Am I forced to build immediately?

No. Development guidelines and timelines apply and are shared in writing before you commit, so you know exactly what you are agreeing to.

Is Alárò City actually built, or still on paper?

Built and building. Roads, power, water and drainage are in, and factories in the industrial zone are operating. Wellington College International is under construction on site and opens in September 2027. The homes shown on this page are renderings: what you buy is a serviced plot to build on.

Can I resell before I finish paying?

Resale and transfer are possible under the stated terms. Most investors hold through the infrastructure build-out, which is where the appreciation has historically been. We will go through the specifics with you on a call.

Why is it priced in dollars?

Because a dollar-denominated asset holds its value through naira swings. It is one of the main reasons diaspora buyers pick Alárò over naira-priced estates.
